A summary of how it all works:

Embracia offers its residents a 99-year lease over a villa in return for an up-front payment called an ingoing contribution.

Residents then pay a monthly contribution, called a general service fee (which includes a Maintenance Reserve Fund contribution) to cover the running costs of the village and its facilities.

Once a resident decides to leave, they can exit quickly and easily without the worry and time delays of selling their villa. Money owing is refunded to the resident within three months and then the village refurbishes the villa and coordinates its resale.

How many villas will there be in total?

Embracia on Bribie will consist of a total of 74 villas constructed in 5 stages over the next 2 years.

How many villas have been built to date?

We now have 59 villas completed in stages 1, 2, 3 and 4. (15 to be completed in stage 5)

Are there villas available for purchase?  If so, what are the prices?

Currently we have a number of brand new two bedroom villas available for sale for $340,000.  From time to time pre-loved two and three bedroom villas may become available.  Staff are able to advise which villas are available for sale, and their prices, at any given time.

Can I view the Village, the Clubhouse and a Villa?

Who owns and runs the village?

The Village is owned and run by Embracia, an Australian family company.  Embracia has been involved in aged care facilities for over twenty-five years and currently run nine aged care homes (six in Victoria and three in Queensland) and two retirement villages in Queensland.  North of Brisbane we have Embracia on Bribie and Embracia in Glasshouse Country at Beerwah. At both locations we have aged care (nursing homes) and retirement villages on the same site.  Our latest Queensland home (aged care only), Embracia on the Avenue at Deception Bay opened in June 2009.

What are the terms and conditions of ownership? 

The villas are available under a loan/lease arrangement.  The resident loans the ingoing contribution to the village and when the resident leaves, their exit entitlement (ingoing contribution less exit fees) is repaid to them on the earlier of 14 days after a new buyer’s settlement or within three months  if the villa has not been resold.  Because it is a loan/lease arrangement there is no capital gain. 

In addition, when a resident leaves, the weekly fee is only payable to the end of the calendar month in which they vacate the villa, not till the villa is resold.  We also take care of refurbishment and resale of the villa. 

What do the monthly fees and charges cover?

Our monthly fees and charges cover the following;

  • rates;
  • insurance (excluding contents insurance);
  • emergency call system;
  • external (and some internal) maintenance and repairs to villas;
  • gardening and upkeep of common areas, and some assistance with maintenance of villa courtyards;
  • general running costs of the village and facilities (which include a heated swimming pool, barbecue facilities, practice bowling green and clubhouse with lounge, pool table, function area and theatre; and  the maintenance reserve fund contribution. 

What costs are residents responsible for themselves?

Residents in villas are responsible for:

  • their own electricity consumption;
  • water consumption (each villa is separately metered);
  • telephone connection and usage; and
  • contents insurance

What facilities are available to residents of the villas?

We offer residents the use of:

  • a clubhouse, with dance floor, function/ dining room, bar facilities and lounge;
  • theatre facilities - digital free to air television, DVD and video;
  • a practice bowling green;
  • solar heated swimming pool;
  • barbecue facilities;
  • playground for visiting grandchildren or great grandchildren;
  • a library with computer and internet access;
  • hairdressing salon; and massage.

What additional services are available to residents of the villas?

Embracia on Bribie offers a range of services (on a fee-for-service basis) should they be required by residents of the villas. Examples of these are:

  • meals;
  • laundry;
  • house cleaning; and
  • some personal and/or nursing care.

Does Embracia on Bribie have ongoing care, such as hostel and nursing (aged care) home?

Yes, we have a 90 room aged care facility with all rooms being single with private ensuite. Our low care and high care residents in our aged care home are mixed throughout 5 separate communities within the home. One community offers extra services such as Foxtel in all rooms, wine with meals and a higher level of ‘hotel’ style services.

What are the costs and conditions of ongoing care?

Aged care fees are controlled by the Federal Government and change twice a year. Current fees can be made available on request. An accommodation bond is payable in extra service high care and may be payable in low care by those who can afford it. The bond is negotiable and based on your assets. As a guide, the value of the retirement village villa (funds refunded on vacating) will cover that bond if you were moving from a villa to the home.

Will residents of the villas have priority access to the aged care facility?

Yes, residents of the villas have priority access to the aged care facility should it become necessary, provided their situation and care needs match the vacancy available (to comply with Commonwealth Government legislation).
